Buying on Palm Jumeirah in 2026

Palm Jumeirah is still Dubai’s deepest market for prime homes, and late 2026 is the most balanced buying window in years. What the numbers say, where to buy on the island, and what it really costs.

IN SHORT

  • Prime prices eased about 5% in Q3 2026, the first fall since 2020. The Palm still led Dubai for US$10M-plus sales.
  • Fronds for private-beach villas, the Crescent for branded residences, the Trunk for apartments that rent.
  • Budget a little over 6% on top of the price for a cash purchase.
  • A home worth AED 2M or more lets you apply for the 10-year Golden Visa.

Is now a good time to buy on Palm Jumeirah?

For a buyer with a long horizon, yes. Prices have eased for the first time since 2020, supply on the island is fixed, and the Palm still leads Dubai for US$10M-plus sales.

Q3 2026 was quieter. Knight Frank counted 86 sales above US$10 million across Dubai, down from 131 in Q2, as the regional backdrop weighed on sentiment. Prices across the city’s ten prime neighbourhoods slipped about 5% in the quarter.

That is a window, not a warning. Sellers who need to move are pricing realistically, and buyers have more room to negotiate than they have had in years. The island itself has not changed: it is finished, it is freehold, and there is no more of it.

Be selective. The gap between a well-priced home and an optimistic one is wider than it was a year ago, and the best Frond villas still trade quietly before they reach a portal.

Which part of the Palm suits you?

Choose by how you will live. The Fronds are for private-beach family villas, the Crescent for hotel-serviced branded residences, and the Trunk for apartments with beach access and strong rental demand.

The Fronds from the air
  • The Fronds. Signature Villas at the tips and Garden Homes along each frond, every one with its own beach. The family market, and the heart of the island’s US$10M-plus sales.
  • The Crescent. Resorts and branded residences, including OMNIYAT’s five buildings managed by Dorchester Collection. Sea on every side, service on tap.
  • The Trunk. Shoreline and the Golden Mile. The island’s most liquid stock, with gross apartment yields of around 5.8 to 6.8%.

Current entry prices for each are in our Palm Jumeirah area guide.

Ready home or pre-handover resale?

A ready home gives you certainty today. A pre-handover resale gives you a brand-new building at today’s price, often with part of the developer’s payment plan still to run.

Several of the Crescent’s newest buildings are at or near completion. ORLA hands over from Q4 2026, ORLA Infinity follows in 2027 and The Alba in 2028. Buying before handover can be the most efficient way into a building that will soon be priced as a finished asset.

Get three things in writing: what is left to pay and when, the developer’s transfer requirements and fees, and the confirmed handover date. Compare all five OMNIYAT buildings on the Palm.

What does it really cost to buy?

Budget a little over 6% on top of the price for a cash purchase. The 4% Dubai Land Department transfer fee and the 2% agency commission make up almost all of it.

On an AED 30 million villa, bought in cash:

DLD transfer fee, 4%AED 1,200,000
Agency commission, 2%AED 600,000
VAT on commission, 5%AED 30,000
Trustee, admin and title deed feesc. AED 10,000
Total on top of the pricec. AED 1,840,000

A mortgage adds a registration fee of 0.25% of the loan plus AED 290, a bank arrangement fee of up to about 1%, and a valuation. The DLD fee is legally split between buyer and seller but is almost always paid by the buyer, so agree it in the contract.

Dubai charges no annual property tax. Running costs are the building’s service charge and the Dubai Municipality housing fee, which is linked to the property’s rental value. Ask for the last two years of service-charge statements before you offer.

Can foreigners buy, and does it come with residency?

Yes. Palm Jumeirah is freehold, so buyers of any nationality can own outright. A home valued at AED 2 million or more lets you apply for the 10-year UAE Golden Visa.

Mortgaged and off-plan homes can qualify, based on the Dubai Land Department’s valuation, with a bank no-objection certificate if there is a loan. Joint owners each need a share worth at least AED 2 million. Rules move, so confirm the current requirements when you apply.

How do off-market sales work on the Palm?

Many of the best Palm homes never reach a portal. Owners who value privacy instruct one trusted advisor, who introduces the home only to buyers who are qualified and serious.

To see them, you need two things: a clear brief and evidence you can complete. In return you get access to homes, and to prices, that most buyers never see.

“On the Fronds, the right villa is sold before it is listed. We hear first.”

What should you check before you commit?

Check what a photograph cannot show: orientation, beach frontage, what has been built and approved, and what the home costs to run.

  • Orientation and view. Sunset or sunrise side, open water or a facing frond.
  • Plot and beach frontage. Not just built-up area.
  • Extensions and renovations. Approved by the master developer, or not.
  • Running costs. Service charges, the housing fee and any outstanding developer payments.
  • Title. Title deed, mortgage status and any existing tenancy.
  • Resales before handover. Payment plan, transfer fees and the handover date.

Frequently asked questions

Can foreigners buy property on Palm Jumeirah?

Yes. Palm Jumeirah is a freehold area, so buyers of any nationality can own villas and apartments outright, with the title deed registered in their own name at the Dubai Land Department. You do not need to live in the UAE to buy, and the purchase can be handled from overseas through a trusted advisor.

What are the buying costs on Palm Jumeirah?

Budget a little over 6% on top of the price for a cash purchase. The Dubai Land Department transfer fee is 4%, usually paid by the buyer, agency commission is typically 2% plus VAT, and trustee and title deed fees add a few thousand dirhams. A mortgage adds 0.25% of the loan plus bank fees.

Are Palm Jumeirah prices falling in 2026?

Prices have eased, not collapsed. Knight Frank reports prime Dubai prices fell about 5% between Q2 and Q3 2026, the first fall since 2020, with Palm Jumeirah down 9.1% over twelve months. The island still recorded 27 sales above US$10 million in Q3, more than any other Dubai community.

Does a Palm Jumeirah home qualify for the UAE Golden Visa?

A home valued at AED 2 million or more lets the owner apply for the 10-year Golden Visa through the Dubai Land Department. Mortgaged and off-plan homes can qualify, and joint owners each need a share worth at least AED 2 million. Confirm current requirements with the authorities when you apply.
